Garage Door Maintenance Tips for Pacific Northwest Homeowners
Seattle’s wet winters, humid springs, and temperature swings are tough on garage doors. A little preventive maintenance twice a year can extend the life of your door by years and prevent the sudden failures that always seem to happen at the worst time. Twice-a-Year Inspection Checklist

Check the Balance
Disconnect the opener by pulling the red emergency cord. Manually lift the door halfway and let go. A balanced door should stay in place. If it falls or rises on its own, your springs need adjustment — this is a job for a professional.
Lubricate Moving Parts
Apply a silicone-based or white lithium spray lubricant to the rollers, hinges, torsion spring, and tracks. Avoid WD-40 — it’s a degreaser, not a lubricant, and will dry out your components faster. In the Pacific Northwest, lubrication is especially important in winter when temperatures drop and metal contracts.
Inspect the Weather Stripping
Puget Sound’s rainy winters mean worn weather stripping equals a wet garage floor. Check the bottom seal and the rubber gaskets on the sides and top of the door. Replace any sections that are cracked, flattened, or missing. This also keeps pests out and reduces noise.
Check Hardware Tightness
The vibration from thousands of open/close cycles loosens bolts and screws over time. Tighten all visible hardware using a socket wrench. Pay special attention to the brackets holding the spring system and the bolts on the track mounting.
Inspect Cables and Rollers
Look for fraying or corrosion on the cables that run from the bottom corners of the door to the spring system. Check rollers for cracks or flat spots. Nylon rollers should be replaced every 5–7 years; steel rollers every 10–12 years.
Test the Auto-Reverse Feature
Place a 2×4 flat on the ground where the door would close. The door should reverse immediately upon contact. Also wave your hand through the sensor beam — the door should reverse. If either test fails, call a technician before using the door further.
